PREFACE

This manual was prepared with one major objective in mind, that is, to ensure that 11 Gurney Drive can be managed to the level of satisfaction that has been promised to all the owners of the apartments in the project so that the future long-term capital appreciation of the property can be protected and optimized.

The essence of Condominium Management is fundamentally common sense. However consistently employing common sense in the myriad of emotional attitudes surrounding the day-to-day operations and management of a condominium requires mutual understanding and respect for the individual rights of unit owners and tenants amongst the live-in community and support for the management personnel who have been entrusted to maintain the peace, security and facilities in order to deliver the promised lifestyle.

It is hoped that this manual can serve as the official document and source of information to resolve all issues concerning the live-in community and the management with respect to the general wellbeing of the community and the common property as a whole. A similar developer’s manual has been designed for the management office with the same fundamental information but is different in that the manual will contain additional specific technical information related to all the common property, facilities, building infrastructure and services. It will also contain the operating systems that have been designed for the complete range of management responsibilities with respect to Building Operations Functions, Maintenance Operations, Financial Operations, Management Operations, and General Administration.

The systems have been designed to promote a proactive management culture. With this manual, condominium owners will have an effective tool to measure the standards of performance by the management as there is an informational baseline by which all issues can be discussed rationally and correct actions taken to rectify any physical defects in the building as well as shortcomings from the personnel side. Together, the community and the management should be able to create a most secure and enjoyable lifestyle at 11 Gurney Drive.
